While REIT's are "easier" than other real estate investments, you have much less control. When you know your local real estate market intimately, you can be fairly confident that you are buying rental property at a good value and if the property has a positive cash flow, market fluctuations don't affect you. With a REIT you have little control over the larger market and are subject to outside forces.

There are so many good deals out there for investors that it is difficult to keep up. Fort Wayne is a very stable market compared to many others around the country. We don't ever see huge shifts in value as many other cities around the country have. No big peaks and valleys like Phoenix, California, Florida, etc. If a stable market is what you are looking for, Fort Wayne is the place to be.
